Arizona septic transfer inspections: what to prepare.

Arizona’s statewide onsite-wastewater inspection program is triggered by a property resale. ADEQ says the seller must retain a certified inspector, and the inspection must be within six months of the property transfer. The seller provides the completed Report of Inspection and relevant system records to the buyer.

Before scheduling

• Locate permits, prior inspection reports, pumping records, and operation or maintenance records.
• Identify the system type and the approximate tank and disposal-area locations.
• Clear safe access to lids and controls, and disclose gates, animals, tenants, alarms, or known failures.
• Coordinate the inspection date with the anticipated closing timeline.

Inspection report versus notice of transfer

The Report of Inspection communicates system condition between seller and buyer. It is not the Notice of Transfer filing. ADEQ directs buyers to submit the applicable Notice of Transfer after the property transfer and provides county-specific instructions.

Requirements and submission routes can change. Confirm the current process with Arizona Department of Environmental Quality and the delegated county authority for the property.

Maintenance still matters outside a sale

ADEQ recommends regular inspection and proper maintenance for onsite systems. Avoid driving or building over the disposal area, manage water use, and investigate backups, surfacing wastewater, odors, or alarms promptly.
